Home insurance

from £190 a year

4.9 (612)

Buildings and contents cover for houses and cottages across the borders, including thatch, listed and timber-framed homes a comparison site will not quote.

Who it suits. Owners of houses, cottages and flats, including listed, thatched and non-standard construction.

Standard excess £250. The price shown is typical for a plain risk, not a quote.

What is covered

  • Escape of water, including the trace and access needed to find the leak
  • Somewhere else to live while the house cannot be lived in
  • Contents away from home, up to £5,000
  • Accidental damage, if you add it (most people should)
  • Bicycles, instruments and jewellery named on the schedule

What is not

  • Flood, where the property sits in a high-risk band: we place that separately
  • Wear, rot and damage that happened slowly
  • Damage while the house is unoccupied for more than 60 days, unless agreed

How we place it

Most home policies are sold on the contents limit and the price. The part that decides a claim is further down: what the insurer means by escape of water, whether trace and access is included, and what happens when the house is empty for a month between tenants or buyers.

We place home cover with the insurers on our panel that write older and non-standard houses well. A thatched roof, a listed frontage or a timber frame goes to a specialist underwriter who prices the building itself rather than the postcode.

Every renewal we check the rebuild figure with you. Rebuild cost is not market value, and a sum insured that is too low reduces every claim, including the small ones.

A claim we handled

Burst pipe under a kitchen floor

Two days of lifting tiles to find the leak, which is the part people assume they pay for themselves. Trace and access covered it, and we sat in on the adjuster’s visit.
