What is covered

  • Loss of rent while a property cannot be let after an insured event
  • Rehousing a tenant when the property is uninhabitable
  • Malicious damage by tenants, if you add it
  • Unoccupied cover between tenancies, agreed in advance
  • Landlord's contents: carpets, white goods and furniture you supply

What is not

  • Rent arrears, unless you add rent guarantee cover
  • Wear and tear and gradual damp
  • Properties let to tenants you have not referenced, where the policy requires it

How we place it

Landlords usually come to us with three or four policies on three or four renewal dates. We put every property on one schedule, so there is one renewal, one excess to remember and one number to ring.

The detail that matters most is loss of rent. After a fire or a flood a flat can be empty for months, and the rent stops while the mortgage does not. We set the indemnity period to how long a rebuild really takes in your area, not the insurer’s default.

HMOs, student lets and holiday lets are placed with insurers who write them on purpose. Tell us about properties that are empty between tenancies before they become empty; it is a phone call, and it saves a declined claim.
